Assistant Building Superintendent

Beautiful 3-story apartment building in excellent condition. Senior citizen independent living.

We are searching for a hands-on maintenance person to be part of a small 2-person crew in maintaining this beautiful senior citizen apartment building located in Los Angeles.

Compensation includes a 1-bedroom unit

Key Responsibilities
Perform general maintenance and handyman tasks across the building
General cleaning throughout the building
Repair and install plumbing fixtures (faucets, toilets, disposals), drains (snaking and unclogging), light fixtures, stove burners, and more
Diagnose and resolve maintenance issues quickly and effectively
Conduct routine inspections to identify repair or replacement needs
Support unit turns (cleaning, patching, painting, and light renovations)
Assist with maintaining major building systems (pumps, boilers, HVAC)
Work professionally with vendors and contractors
Provide exceptional service to senior residents in a courteous and respectful manner
Perform additional duties as assigned by management
Requirements
Residential maintenance or handyman experience required
Experience in construction or as a contractor is a plus
Working knowledge of building systems (HVAC, plumbing, pumps, etc.)
Must be a self-starter with strong problem-solving and diagnostic skills
Strong attention to detail and follow-through
Comfortable working independently and within a small team
Must be able to read, write, and communicate effectively in English
Proficient in basic computer tasks (Microsoft Office, internet)
Able to take direction and learn new skills
Valid CA driver’s license, clean driving record, and current auto insurance
Must pass background and credit checks
Commitment to a drug-free workplace (zero-tolerance policy)
Availability to work occasional weekends and holidays
Physical Requirements
Ability to stand, walk, bend, kneel, climb ladders/stairs, and reach for extended periods
Ability to lift and carry up to 50 lbs. safely and repeatedly
Manual dexterity to operate tools, equipment, and small machinery
Comfortable working indoors and outdoors in varying weather conditions
Ability to access confined spaces, rooftops, and other hard-to-reach areas as needed
Must be able to visually inspect work and hear/respond to resident requests or alarms
