About the Job
The HVAC Technician II position is responsible for performing complex repairs and maintenance on heating, ventilation, and air conditioning (HVAC) systems, as well as other mechanical equipment in a commercial setting.
Responsibilities:
Repair and maintain steam and/or hot water boilers, refrigeration, heating and air conditioning, cooling towers, pumps, and air compressor systems
Work from sketches, blueprints, and oral/written instructions to make repairs and adjustments on electric, pneumatic, and electronic control devices, steam and/or hot water boilers, pumps
Perform charging, evacuating, condenser cleaning, and filter changing tasks
Repair or replace boiler refectories, boiler blowers; adjust burners, high and low water cut-out controls
Replace pump couplings, motor bearings, belt-sheaves, and belts
Lubricate all mechanical equipment
May perform work on general carpentry, painting, roofing, masonry, electrical wiring, switches, outlets, controls, and lighting systems
Maintain proper water treatment by means of chemicals
Program and monitor the computerized energy system which includes heating/air conditioning systems
Complete reports on performance and problems
Troubleshoot the computerized system and establish stop/start time on the systems
Monitor alarms and follow up on system failures such as switches and fans
Work with users on complaints
Overhaul and balance air flow calibration
Repair and maintain air conditioning systems, zoning heating/cooling refrigeration duct work, ventilation, chilled water heating/cooling compressor type, rooftop cooling duct work, packaged air cool, multi-zone rooftop heating/cooling systems
Requirements:
Four (4) years' experience, including two (2) years in building maintenance and repair and two (2) years in the mechanical operation, maintenance, and repair of heating and air conditioning systems and electrical control devices of a large building or plant facility
Possess a valid California driver's license at time of appointment and maintain
EPA Certification for Refrigeration Gas Recovery
Working Conditions:
Frequently work around dust, dirt, strong odors, and noise
Occasionally reach, push, pull, twist, and manipulate large and small objects
Occasionally kneel, bend, twist, squat, climb, balance, and crawl
Regular attendance is an essential function
Knowledge and Abilities:
Knowledge of low pressure boilers, ventilating, refrigeration, absorption air conditioning, power and related mechanical building systems and equipment
Ability to learn Energy Management Computerized System and its operations
Operate, maintain, and repair air conditioning, heating, ventilating, refrigeration, and related mechanical building systems
Use hand and power tools, materials, and instruments utilized in the building mechanical trades
