Job Description

Energy Analyst / HVAC Energy Auditor (Remote, No Travel)

Location: Fully remote (U.S.) — no travel
Employment: Part time

Role Summary

We’re hiring an Energy Analyst / HVAC Energy Auditor to perform remote building energy analysis for multifamily and light commercial properties. You’ll work from provided field data (photos, logs, drawings, utility bills) to quantify savings (kWh, therms, MMBtu), build baseline vs. proposed models, and produce submission-ready technical reports for utility/state efficiency incentives. Excellent English—written and spoken—is required for clear technical documentation and client communication.

Key Responsibilities
• Analyze building/hvac/envelope data gathered by on-site partners; request clarifications and missing datapoints.
• Develop energy-efficiency measures and calculate savings, costs, and payback; account for interactive effects.
• Build/calibrate spreadsheet calculators and energy models; perform QA/QC on assumptions and results.
• Prepare complete technical packages: scope of work, savings summaries, cost/benefit, sequence of operations, and M&V plan.
• Translate reviewer feedback into precise revisions; maintain organized, version-controlled calculations and reports.
• Coordinate remotely with property teams, contractors, and internal PMs; maintain professional, clear English communication.

Required Qualifications (Degree Required)
• Bachelor’s degree in Mechanical Engineering, Building/Energy Engineering, Building Science, or a closely related field.
• 2+ years in energy auditing/analysis with strong HVAC focus.
• Advanced Excel skills; familiarity with one or more modeling tools (e.g., eQUEST, EnergyPlus, OpenStudio, RETScreen).
• Excellent English: concise technical writing; confident, professional spoken communication in meetings and emails.
• Comfortable interpreting field photos, nameplates, submittals, and controls screenshots to complete remote audits.

HVAC Systems & Measures — Must Be Very Familiar With

(Aligned to common multifamily efficiency categories—candidate should be ready to analyze, model, and write scopes for these.)

Heating Plants & Distribution
• Steam boilers (low-pressure): near-boiler piping, pressure control/limits, main venting, radiator venting/TRVs, orifice plates, steam traps (F&T/thermostatic), condensate handling, balancing, and 2-pipe steam retro-commissioning.
• Hot-water boilers (non-condensing & condensing): efficiency/return-temperature impacts, reset control, primary/secondary piping, air separators, expansion tanks, circulators (constant vs. VFD), hydronic balancing.
• Energy Management / Building Management Systems (EMS/BMS): boiler sequencing, OAT reset, night setback, occupancy schedules, alarms, data trending; unitary controls (thermostats/TRVs).
• Boiler clean & tune: combustion analysis, draft, excess air, burner tuning, pressure/temperature setpoints.
• Linear pipe insulation: steam/hot-water/DHW supply & return, valve/flange treatment, diameter/thickness lookup and savings.

Electric HVAC / Heat Pumps & Ventilation
• Air-source heat pumps (ducted & ductless), VRF/VRV, water-source heat pumps (WSHP); part-load performance (COP/HSPF/SEER), defrost and low-ambient behavior, sizing, and controls.
• Packaged & split systems, fan-coil units, PTAC/PTHP; terminal unit controls and setbacks.
• Ventilation & IAQ: ERV/HRV selection, demand-control ventilation (CO₂, occupancy), exhaust/supply balancing, sequences.

Domestic Hot Water (DHW)
• Storage tank water heaters (min efficiency compliance), indirect tanks, mixing/tempering valves, recirculation pumps & controls, setpoints, Legionella considerations.
• DHW pipe insulation, distribution losses, temperature maintenance strategies.

Building Envelope & Related Measures
• Attic/roof insulation (including above-deck), wall insulation, and window upgrades; thermal bridging basics; assembly U-value/R-value; heating/cooling load impacts; air barrier continuity.
• Air sealing: infiltration diagnostics (blower-door data if provided), scope definition, and interaction with ventilation.

Custom / Advanced Opportunities
• Economizers, linkageless burner controls, advanced ventilation/controls sequences, EMS integrations, steam optimization packages, and M&V planning.

Preferred Qualifications
• Certifications: EIT/FE, CEM, BPI (BA/MP/HEP), LEED AP, CxA (or similar).
• Experience with TRMs, utility/state incentive workpapers, reviewer workflows, and submittal portals.
• Basic Python or scripting for analysis automation and data QA/QC.
• Knowledge of ASHRAE 90.1, IECC, local energy codes, and commissioning best practices.

Tools & Workstyle
• Excel (advanced), energy modeling software, data loggers (data review), IR imagery (photo interpretation), airflow/combustion reports (review).
• Highly organized; meticulous document control; responsive, professional English communication.
