Location : Thane (west)

Education : Diploma / Degree Electrical

Responsible for the smooth functioning :-

Design & implement standard preventive maintenance schedules, checklists, log sheets and SOPs for Utility services.
Centralized HVAC, VFD, Hydro-pneumatic, Plumbing, Air ventilation and Exhaust system.
Integrated building management system (IBMS) for HVAC, FAS, CCTV, Access control, PA and Music system.
Fire Fighting system of FM 200, NOVEC gas separation, Vesda, WLD, Water mist, Pre – action system and Emergency Diesel engine etc.
Energy calculation / billing, implementing various cost-effective measures.
Preparation of Common area Maintenance & Facility budgets. (Capex & Apex etc.)
Transformers, LT / HT Switch gears, Circuit breakers, Distribution panels, and Capacitor banks/APFC panels etc.
UPS system, Diesel Generator, Water and Sewage Treatment Plant.
Keeping track of Pest Control.
Monitor of project works like carpentry, plumbing, replacing façade glass, upgrading facility/commercial building & civil work etc.
Review of Technical, Soft service, Security, Horticulture, Cafeteria, Gym and Lift operator etc. on monthly basis and improvement of the building /Office system.
Closure of facilities helpdesk, clients /tenant’s complaints and feedbacks.
Soft services for Housekeeping, Pantry, Pest control, Reception, Help desk, Travel desk, office boys and Mail room etc.
Horticulture for commercial offices, Building etc.
Façade cleaning for commercial building etc.
Security of Physical guardians, Electronic surveillance workplace of Employees safety.
Monitor of Daily report & Monthly management reports indicating the various consumptions for Electricity, Diesel Generator, Water, Manpower status of utility, major jobs carried out, planned jobs, Training and suggestions, etc.
Inventory control of spares for Engineering, Housekeeping, Plumbing and Pantry etc.
Inventory control of critical spares for Engineering etc.
Licensing with AMC for renewal of contracts and rate contracts of consumables etc.
Processing vendor’s bills / invoices & maintain the track records.
Deployment of outsourced staffs like Technical, Soft service, Security, Horticulture, Cafeteria, Gym and Lift operator etc.
Monitor the activities of outsourced/Vendor staffs to adherence guidelines and ensure that, the services are as per SLA.
Co-ordination with vendors to provide better services.
Ensure all compliance in place as per Government notification.
Co-ordination with Govt. officials for various approvals, inspections and statutory licenses etc.
HSE of Training, Hazards, Risk’s identification, reporting and implementation etc
