Project Manager in a Civil Interior Fit-Out project, especially for large-scale commercial spaces like a 10,000 sqft office, it's essential to have a comprehensive understanding of several technical aspects, alongside strong managerial skills. Here’s a refined Key Result Areas (KRA) with a focus on the basic knowledge and experience that the Project Manager should have:
1. Site Measurements & Calculation Knowledge
• Objective: Ensure precise measurement and understanding of the site to manage construction effectively.
• KRA Metrics:
• Ability to take accurate site measurements for walls, ceilings, flooring, and openings.
• Use of tools and techniques for measuring spaces (laser measurers, tapes, etc.).
• Understanding how to calculate square footage, volume, and other key metrics for estimating materials and project scope.
• Ability to translate measurements into actionable data for the civil team, ensuring all work aligns with the original plans.
2. Proficiency in Reading AutoCAD Designs
• Objective: Ensure the project manager can read and interpret AutoCAD plans to communicate effectively with the civil and design teams.
• KRA Metrics:
• Competence in interpreting AutoCAD floor plans, elevations, and details.
• Understanding architectural symbols, scales, and dimensions.
• Ability to assess the feasibility of designs based on site constraints and identify any potential issues in the design that may impact the fit-out process.
• Clear communication of design changes to the civil team and subcontractors, ensuring construction aligns with design specifications.
3. Knowledge of Electrical Systems
• Objective: Have a solid understanding of electrical works and how they integrate with the interior fit-out, especially in large office spaces.
• KRA Metrics:
• Understanding of electrical distribution systems (main panels, sub-panels, outlets, and circuiting).
• Familiarity with power requirements for various office equipment and lighting.
• Collaboration with electrical contractors to ensure compliance with safety standards and functional designs.
• Monitoring the electrical work's quality and timely completion while ensuring the installation aligns with design plans and codes.
4. Knowledge of HVAC Systems
• Objective: Ensure the Project Manager can supervise the installation of HVAC systems for a comfortable and efficient office environment.

• Basic knowledge of HVAC components (ductwork, air handling units, diffusers, and return grilles).
• Understanding of airflow, temperature, and humidity requirements for office spaces.
• Coordination with HVAC contractors to ensure correct installation, balancing, and commissioning of systems.

5. Knowledge of Fire Safety Systems

• At least one successful project of 10,000 sqft or more, demonstrating the ability to handle complex commercial fit-outs.
• Familiarity with challenges of large office space fit-outs, such as space optimization, zoning, and high-volume traffic areas.
• Managing the coordination of multiple trades (civil, electrical, HVAC, fire) simultaneously while maintaining deadlines.
• Experience with post-occupancy issues, such as system adjustments, furniture installation, and user needs assessments.
7. Timeline Management from Shell Property to Handover
• Objective: Ensure the project is delivered on time, from the initial shell property to the final handover of the office space.
• KRA Metrics:
• Develop and manage a detailed project timeline with clear milestones, including site preparation, construction, electrical, HVAC, fire safety, and final finishes.
• Regularly update the client on progress, delays, and adjustments to the timeline.
• Maintain a critical path to prevent delays and ensure a smooth handover process.
• Oversee the final snag list and ensure that any last-minute issues are resolved before the office handover.
8. Coordination & Communication Across All Teams
• Objective: Ensure smooth coordination between the design team, civil contractors, subcontractors (electrical, HVAC, fire), and suppliers.

• Facilitate clear communication between all teams, ensuring that all tasks are completed as per the schedule and within the required quality standards.
• Regular site meetings and updates to ensure any changes or obstacles are promptly addressed.

• Objective: Manage relationships with contractors, vendors, and suppliers to ensure that all materials, labor, and services are delivered on time and meet quality standards.

• Negotiating contracts and ensuring the project stays within budget.

10. Post-Completion Handover & Warranty Management
