The Role – Quantity Surveyor

Following continued growth and a strong pipeline of high-end projects, our client is seeking an experienced Quantity Surveyor to join their commercial team.

This is a full-time permanent position based in Lisburn, Northern Ireland, with regular travel across the UK and Ireland (primarily London).

Our client is a specialist contractor delivering high-end fit-out and luxury interior projects across hospitality, commercial, residential, and retail sectors. Key Responsibilities

Manage the commercial aspects of projects from inception to completion
Analyse drawings and specifications to identify labour, material, and subcontractor requirements
Prepare enquiry documentation and obtain quotations from suppliers and subcontractors
Review, analyse, negotiate, and procure subcontract packages
Monitor and control variations, dayworks, and change management
Carry out accurate site measurements and valuations
Manage cost control, reporting, and commercial risk across projects
Liaise with clients to agree variations, rates, and cost analysis
Produce regular commercial reports for internal and client meetings
Build and maintain strong relationships with clients and subcontractors
Work closely with internal teams to ensure successful project delivery
Candidate Requirements

Minimum 3+ years’ experience in an estimating / quantity surveying role
Essential experience within fit-out or luxury interiors
Relevant qualification (Degree / HND / HNC in Quantity Surveying or similar) desirable
Strong commercial awareness and cost management capability
Experience in:
Estimating and tendering
Measuring works
Variations and valuations
Excellent communication and negotiation skills
Ability to work independently and as part of a team
Proactive approach with strong organisational and time management skills
Proficient in Microsoft Office (Excel, Word, Outlook)
