Key Responsibilities
• Acquire a thorough understanding of storage and renewable energy projects to effectively engage with landowners and stakeholders.
• Lead and negotiate complex agreements regarding land and site acquisitions, including leases and purchases.
• Actively contribute to the development and execution of departmental strategies for identifying and securing critical land sites, both rural and industrial.
• Oversee third-party consultants while collaborating with our permitting team to cultivate essential community support.
• Assist in facilitating timely public reviews and approvals, including environmental and other entitlement processes.
• Support rezoning efforts as required.
• Develop and monitor project site acquisition budgets and manage landowner relations, payments, and cash flow projections.
• Participate in public presentations at external stakeholder, project, and policy meetings.
• Provide training and technical support for new staff and projects.
• Engage with landowner community groups to enhance perceptions and maintain constructive relationships.
• Present before public bodies and large community groups, addressing inquiries and advocating for both the company and landowners.
• Travel as necessary to support land acquisition efforts and strengthen relationships with landowners and other parties.
• Prepare and file acquisition documents such as leases, options, and memoranda with local recorders of deeds.
• Maintain up-to-date project spreadsheets and ensure all parties are informed of progress in real-time.
• Conduct initial due diligence to assess the suitability of targeted properties, taking into account title, environmental, and zoning considerations.
• Maintain focus on project objectives and deliver results within strict deadlines.
• Be prepared for travel requirements of 30%-50%.
Qualifications
• Bachelor’s degree preferred but not mandatory.
• Strong preference for candidates with survey and/or mine permitting experience.
• Commercial Real Estate license and relevant experience preferred.
• Valid driver’s license required.
Experience Requirements
• Proven experience managing complex transactions and negotiations involving third parties.
• Minimum of three years in large project transactions, such as infrastructure, oil/gas, energy, or similar real property acquisition transactions.
• Experience collaborating with escrow officers to facilitate various real estate transactions, including drafting escrow instructions and coordinating closings.
• Background in real estate due diligence, encompassing land surveys, title risk assessment, and land use permitting.
• Experience in large project siting and real property management, particularly in the energy or renewable energy sectors, is strongly preferred.
• Familiarity with local, state, and federal permitting regulations and the ability to work effectively with permitting and legal teams.
• Experience researching mineral rights and acquiring mineral rights waivers is an advantage.
• Comfortable addressing large public and landowner groups, handling questions, and promoting the interests of both the company and landowners.
• Proficient with project management systems and cloud-based software for tracking contractual obligations related to real estate agreements.
• Competency in MS Word, Excel, and PowerPoint is essential.
Location:
This position is remote, with a strong preference for candidates currently residing in West Virginia or Kentucky, particularly those with relevant experience in the aforementioned areas. Occasional travel to our headquarters in Arlington, VA, will be necessary.
