GreenGold Construction Limited is the GTA’s most exclusive construction management firm. The Senior Project Co-ordinator is responsible for all aspects of the project to ensure successful project deliverables and outcomes, including tendering and administering contracts, communicating with sub-trades/consultants, providing guidance, direction and oversight to members of the Project Team, working closely with the on-site supervisor and clients regarding project details. The Senior Project Manager will provide support to construction staff on site, ensure compliance with project contracts and strict adherence to schedules. This role reports directly to the President and the VP of Construction.

The Senior Project Manager will need to have the ability to manage and lead the team effectively so to gain the best performance from the project staff and related consultants. Strong knowledge of best practices, policies and industry standards are expected. The successful candidate must be a project leader, highly diligent, detail oriented and continuously exceed customer and company expectations.

Responsibilities:

Project Oversight and Administration

Develop, maintain and adhere to project schedules and relevant deadlines.
Be accountable for the successful delivery of multiple projects, simultaneously and ongoing.
Review and approval of project budgets and schedules, scope of work documents, tender documents, pricing and approvals.
Coordinate and lead project meetings with customers, architects, designers, trades, and other project staff, and preparation of milestone updates and scheduling modifications.
Identify critical paths in-order to ensure that budgetary and timeline objectives are maintained.
Measure project performance in order to evaluate and propose best practices for future projects.
Manage project scope and cost changes while mitigating schedule changes.
Facilitate change requests to ensure that all parties are informed of the impacts on budget and schedule.
Develop strategies and action plans to overcome project execution challenges.
Follows up and confirms that design specifications and shop drawings have been reviewed and signed off on to ensure the building is built to the expected and required standard
Attend meetings for each assigned project as required.
Ensure follow up on meeting minutes action items.
Primary point of contact between client, consultants, trades, and site supervisor to facilitate the project from conception to completion.
Build and maintain positive relationships with clients and vendors to ensure positive relations.
Liaise with designers, architects, clients and other stakeholders to make sure any changes are reviewed to ensure pricing and quotations are scheduled with minimum impact on the schedule.
Demonstrate professional and effective communication between all project parties ensuring both concerns and best interests of the company and construction project.
Collaborate with site supervisors to ensure safe practices are being followed and enforced on site.
Procurement and Tendering

Follows up and confirms that architectural, structural, mechanical, interior design drawings and take offs have been reviewed and approved according to project plan.
Lead the tender process including assessing, negotiating and awarding contracts and managing pricing upgrades and extras.
Liaise with Designers, Architects, Clients and other stakeholders to make sure any changes are reviewed to ensure pricing and quotations are scheduled with minimum impact on the schedule.
Oversee appropriate records of approvals, drawings, and permits for each project.
Support Site Supervisors for the procurement of materials and equipment from trades and suppliers
Responsible for ensuring that all stakeholders have all updated/current documents, incorporating all required details.
Project Team Development and Support

Collaborate and coordinate with team members to ensure that all parties are meeting performance objectives and positive project outcomes.
Develop diverse, high performing teams through coaching, training and development.
Provide oversight, leadership and be responsible for the development and maintenance of project schedules and execution of project deliverables.
Coach, mentor and develop a diverse team while ensuring the company is creating growth opportunities to achieve both individual and corporate goals and objectives while promoting the company’s core values and culture.
Foster a culture of safety and provide guidance to team members on adhering to safety standards.
Skills and qualifications:

Minimum 10 years of Construction Project Management experience.
Experience working within custom home build and design industry is an asset.
Proven project management skills: Project Management Professional (PMP)/CAPM certification is an asset (not mandatory).
Demonstrated knowledge of the Occupational Health and Safety Act.
Demonstrated experience with running multiple/simultaneous projects successfully.
Previous experience overseeing and developing a team of project managers and/or project coordinators.
A post-secondary degree or diploma in construction management, engineering, or equivalent is required
Excellent computer skills using Microsoft Office products: MS Word, MS Excel, MS PowerPoint, and MS Project.
Excellent written and verbal communication skills with clients, management, crew and sub-trades.
Strong sense of construction timelines, order of scheduling, sub-trade management and budgets.
Keen attention to detail with ability to track changes in scope and notify the client and management.
Ability to travel to various sites within the Greater Toronto Area is required.
