Senior Project Manager – Owner’s Representative (Data Center Development)

We are seeking a Senior Project Manager – Owner’s Representative with a strong background in data center development. The successful candidate will be responsible for leading and overseeing the full lifecycle of data center projects from pre-engineering and front-end loading (FEL) through construction and commissioning phases, ensuring the project meets cost, schedule, and quality objectives. The ideal candidate will have extensive experience in cost management, bidding and award processes, and construction management. You will serve as the primary liaison between ownership, contractors, engineers and stakeholders to ensure project alignment with business goals. The individual in this role, will have the opportunity to apply their skills and experience, while working within the data center critical infrastructure, full life cycle service delivery model. You will work with the VP of Product Development – Global Facility Operations and you will collaborate with peers, subordinates, superiors, clients, vendors, and other relevant stakeholders within the global organization to drive and implement consistent service delivery of global infrastructure projects, programs, standards and best practices.

Please note that this position is currently remote. However, if you are open to relocating in the future, there may be the possibility of a relocation package to assist with the move.

Salary: $138,500-$157,800/ yr + 10% annual bonus

Hours: Monday-Friday (Normal Business Hours)

Key Responsibilities:
• Project Leadership and Oversight:
• Lead the full project lifecycle, including pre-engineering, FEL, design, procurement, construction, and commissioning of data centers
• Act as the primary point of contact for owners, ensuring that the project aligns with business goals, timelines, and budgets
• Develop and implement project execution strategies and manage project objectives, deliverables, and milestones Coordinate with architects, engineers, contractors, and other consultants to ensure timely and efficient project progress
• Pre-Engineering and Front-End Loading (FEL):Project Tracking and Scheduling:
• Drive the FEL process, ensuring a clear definition of project scope, requirements, and business needs
• Oversee pre-construction activities including feasibility studies, risk assessments, and site evaluations Manage engineering deliverables, ensuring that all designs meet technical, operational, and financial requirements
• Cost Management and Financial Oversight:
• Develop, manage and monitor project budgets, cost estimates, and forecasts
• Lead cost control initiatives, ensuring the project is completed within the approved budget
• Prepare financial reports and variance analyses, highlighting any cost deviations and corrective actions Oversee contract negotiations and procurement of vendors, ensuring value for money and compliance with project specifications
• Bidding, Contracting and Award Management:
• Lead the bidding process, including preparing bid packages, evaluating proposals, and making award recommendations
• Negotiate and award contracts to vendors, subcontractors, and service providers in alignment with project objectives Manage contract performance to ensure compliance with deliverables, schedules, and quality standards
• Construction Management:
• Oversee day-to-day construction activities, ensuring that the project stays on schedule and on budget
• Manage construction teams, ensuring adherence to safety, quality, and compliance standards
• Resolve any issues or challenges that arise on-site, coordinating with contractors and stakeholders to maintain project momentum Conduct regular site inspections, reporting on progress and addressing any deviations from the project plan
• Stakeholder Communication and Reporting:
• Develop and maintain strong relationships with all project stakeholders, including owners, contractors, local authorities, and regulatory agencies
• Provide regular updates and presentations to ownership on project status, including risks, progress, and financial performance Ensure all documentation, reports, and project records are maintained and updated accurately
• Risk Management and Quality Control:
• Identify and mitigate project risks related to cost, schedule, and quality
• Ensure adherence to project specifications and quality standards through regular audits and reviews
• Ensure all aspects of the project comply with applicable laws, regulations, and industry best practices

Quality:
• Collaborates and coordinates with multiple internal business groups to ensure the successful delivery of contractual obligations and service level expectations.
• Analyzes and/or audits production operations and recommends corrective actions to ensure operational stability.
• Monitors, evaluates, and audits product / project effectiveness against client needs, quality, safety, and financial performance.
• Develops and maintains financial tracking and reporting for product / project performance and execution.
• Works with functional teams across the business to ensure compliance with regulatory, insurance, safety, and environmental conformance.
• Identifies, documents and measures performance against KPIs to track product / project performance

Additional Job Dynamics to Expect:
• Manage multiple complex projects simultaneously
• Analyze and interpret complex project documents such as AutoCAD and Visio
• Analyze and propose solutions with limited information
• Interpret instructions furnished in written, oral, diagram or schedule form
• Advanced analytical and quantitative skills
• Excellent verbal and written communications skills to effectively respond to sensitive and complex issues
• The ability to create effective presentations and communicate with both internal and external customers
• A demonstrated commitment to customer service for both coworkers and customers
• Excellent attention to detail, strong organizational skills, and a willingness to accept new ideas and procedures
• Advanced experience using Microsoft office tools like Excel, PowerPoint, Word and Project to create presentations and reports
• Collect and report project performance metrics to track and monitor performance, quality and efficiency
• Provide input for and drive the development of client improvement solutions to include accurate descriptions, savings potential, and cost estimates
• Oversee development of operating standards, processes, and procedures, rules, and regulations

Basic Requirements:
• A bachelor’s degree (or equivalent) in Construction Management, Engineering, Architecture. Or a related field. Professional certification (e.g., PMP, LEED AP, etc.) is preferred
• Minimum of 3 - 5 years of data center development, project, and construction management - demonstrated and verifiable project experience required
• Proven expertise in pre-engineering, FEL, cost management, and construction management.
• Experience managing large-scale data center projects, including budget management, bidding, and construction oversight
• Strong leadership, negotiation, and conflict resolution skills
• Demonstrated ability to manage complex projects on time and within budget
• Proficient in project management software (e.g., MS Project, Primavera, etc.) and construction management tools
• Excellent organizational and multi-tasking abilities
• Strong communication skills with the ability to create and deliver presentations to stakeholders
• Experience with vendor procurement and management
• High attention to detail and ability to work in a fast-paced environment

Preferred Requirements:
• Direct experience in data center construction or critical facilities
• A comprehensive understanding of data center critical infrastructure processes, standards, and best practices
• Technical writing experience and the proven ability to translate complex technical requirements into consumable content
• Strong understanding of data center construction processes and best practices
• Working knowledge of audit and compliance requirements in hyperscale critical infrastructure environments
• Strong problem-solving skills, analytical capabilities, data analysis, and attention to detail
• Must be able to multi-task and project manage many tasks simultaneously
• Military experience preferred

Location: US Domestic; Flexible (Central, Northeast and Southeast Regions Preferred)

Travel Expectations: Up to 50% US Domestic on-demand travel with overnight stay may be necessary and expected in this role.

• Ability to climb ladders and multiple flights of stairs to access elevated equipment
• Ability to stand for long periods of time in various work environments
• Ability to bend, stoop, kneel, and reach for equipment related tasks
• Basic physical fitness to respond quickly to emergency situations and navigate areas quickly
• Ability to move quickly and efficiently withing various work environments to troubleshoot issues or respond to emergencies.
• Good hand-eye coordination and dexterity for working with small components and connectors
• Clear vision, with or without correction, to perform tasks requiring attention to detail and precision while wearing safety glasses
• Ability to differentiate between color-coded warning signs, labels, and cables
• Ability to work in environments with a wide variety temperature inside a facility
• Ability to work outdoors in various weather conditions, including extreme temperatures, rain, or snow
• Capability to work in environments with elevated noise levels while wearing hearing protection
• Possession of a valid driver’s license for work-related travel, as required
